Nearly One-Third of Spanish Home Sales Result in Financial Loss

Approximately 30 percent of residential properties sold in Spain during 2024 were transferred for less than their original purchase price. Data indicates that out of 379,301 total transactions involving primary residences, 114,011 homeowners realized a capital loss on their investment, while 265,290 sales resulted in a profit.

Market analysts attribute the prevalence of these financial losses to properties purchased during the peak of the housing bubble. Many sellers who acquired homes at inflated valuations during that period were forced to accept lower offers to finalize sales this year. The remaining 69.9 percent of transactions during 2024 successfully generated a positive return for the sellers, according to the transaction records.
