Spain’s rental market added 3.46% more units in Q3, according to the Observatory of Rental Housing’s third‑quarter barometer released by the Safe Rental Foundation. The inventory reached 683,920 homes, up 2.14% from the start of the year.
The increase comes two weeks after the government approved two royal decrees, one of which would allow indefinite lease contracts. Officials said the decree has not yet taken effect, and industry groups warned it could prompt some landlords to withdraw properties. So far, the data show no measurable pull‑back.
Nevertheless, the total number of homes available for rent between July and September was lower than in the same period a year earlier, with roughly 10,000 fewer units compared with 2025. Analysts said the trend highlights lingering caution among owners despite the short‑term rise in supply.
