On a sunny morning in New Zayed, workers gathered beside a cleared plot opposite Sphinx International Airport as Oria Developments announced the launch of its Kenan residential project.
Project details and timeline
Kenan will cover nine feddans, with buildings limited to 15% of the land. The development will feature ground‑ and first‑floor standalone and twin houses, plus commercial and service spaces. Mahmoud Dawoud, chief commercial officer of Oria, said the unit mix is designed to meet a range of customer needs.
Construction is slated to start in the first quarter of 2027, with delivery expected within three years. Lawandy Contracting, a sister firm, will handle the build, while ACE‑Moharram.Bakhoum will provide consultancy on execution quality. Engineering design is led by Eng. Mohamed Hafez, and operational management will be overseen by Trojan, an Egyptian‑Emirati company.
Company strategy and future plans
Founder and chairperson Waleid Lawandy said Oria Developments will expand gradually across West Cairo, focusing on construction progress and meeting delivery schedules before moving to new phases. The firm is also looking at opportunities on the North Coast and expects to announce additional projects soon.
Oria has already begun work on the Alamat project in 6th of October City and is preparing a new phase of hotel units. Alamat Tower sits on Plots 20 and 21 in the Ninth District, overlooking the monorail route.
Why it matters: The Kenan project adds EGP 2.5 bn of residential capacity in a fast‑growing area of Greater Cairo, offering affordable housing options and creating jobs in construction and services. Its proximity to Sphinx International Airport and planned commercial components could boost local economic activity and support Egypt’s broader real‑estate expansion goals.
